Businesses may receive substantial tax reductions on real property investments. The amount of the tax exemption is negotiated on an individual project basis and varies according to the size of the investment and the number of jobs created or retained. Additional incentives are available for substantial environmental remediation.
Real property investment incentives are available for projects involving remodeling or new construction, local retail and service businesses, and residential renovations or new construction. Projects must be consistent with local zoning and community objectives for area development.
The Opportunity Zones tax incentive was established by Congress in the 2017 Tax Cut and Jobs Act to stimulate long-term, private sector investments in low-income urban and rural areas. The program enables investors with capital gains tax liabilities to receive favorable tax treatment for making equity investments into eligible Opportunity Zones business property.
